Although each mortgage is unique, they all follow the same steps. The chart below shows what YOU'RE doing and what WE'RE doing, during the processing period before loan funding.

Many homeowners like you wonder where the mortgage loan process begins and where it ends. Depending on the efficiency of the outside vendors and suppliers we use in your community for the legal & title work, and the real estate appraisals generally three to four weeks, start-to-finish is common.

You Do This

This Happens

  • You send us a loan application from this web site (Apply Now) 24 hours a day, 7 days a week.

  • Our Loan Underwriting Department receives the application. Our Credit Analyst reviews the application and pre-qualifies your loan requestbased on the preliminary information you have provided to us. We do not pull credit unless we are confident we can close the loan and we phone or email you that day with the Good News!

  • You collect the necessary paperwork from your records (Click on Documentation to create a personal list) and fax it (866-822-8500) to our office.

  • Our Loan Processing Department quality controls the paperwork, orders the appraisal, the legal & title work, gets final approval, etc.

  • You meet the home appraiser at your home for the on-site inspection. See The Art Of Appraisals to learn about this necessary step.

  • The appraiser completes the report and sends it to us.

  • You sign the loan papers, near your home or work, with one of our representatives.

  • Your loan is funded, and then we all SMILE!
